Efflorescence In Crawlspace
Efflorescence is an extremely common sign of high moisture levels and water intrusion in a crawlspace. It forms when the water that is in or on the walls evaporates and leaves behind minerals. There are also several water stains along the wall, indicating water is still soaking into the blocks.
Water Stains On Wall and Wet Insulation
This is another area with water stains covering the block wall. This was a pretty serious issue and with the insulation that was right next to this noticeably wet area. When insulation gets wet, it creates a surface that is great for mold to grow on, which is another huge issue.
Water Under Old Plastic Liner
Here is a good look at the amount of water that was in the crawlspace. There is a significant amount of moisture under this area of plastic. While this plastic provides a little protection, because of how thin it is and that it is not sealed properly, it doesn't provide the proper protection for the crawlspace.
Old Plastic Crawlspace Liner
Plastic liners are something that we see in almost every crawlspace that we visit. Many homeowners have this installed for many different reasons, some to "take care of" moisture issues, keep their pants clean, and many other reasons. However this liner provides very little protection against moisture in the crawlspace.
Installed CleanSpace Liner
Here is what the crawlspace looked like after our crew installed the CleanSpace liner. The CleanSpace covers almost the entire crawlspace including the floor and the majority of the walls. This ensures that almost no moisture is able to get in the crawlspace.
More of the Installed CleanSpace Liner
Here is a more close up look at the CleanSpace and how it is installed on the walls of the crawlspace. The CleanSpace goes almost all of the way up the wall, only leaving a few inches at the top for other contractors to access the area.
Installed SmartSump Pump System
This is the SmartSump pump system that was installed in in order to pump out the water in the crawlspace. This was an integral part of the entire encapsulation, because this is what pumps the water away from the home as well as alerts the homeowner if there is a pump failure.
Installed IceGuard Drain Line
Each part of this system has a specific job that all work together in order to create a cohesive system that prevents water from causing issues under a home. The IceGuard that can be seen in this photo, provides a way for water to get out of the crawlspace even if the outside drain pipe gets frozen. This is especially useful in areas where it gets much colder, like mountain homes in North Carolina.
EverLast Door
EverLast doors are another important part of the system. This door creates an airtight seal which prevents outside air and moisture from getting into the crawlspace. Many people don't realize that the entrance to a crawlspace is a huge area where water and moisture can enter the crawlspace.
LawnScape Outlet in Yard
This is the final piece of the system that was installed for this homeowner. This is a LawnScape outlet and is where the sump pump drains out to. This area is quite a ways from the home and is located in an area where the water won't flow back towards the home, making the system pump out the water twice.
